Useful Terms For Investing

ROI – Return on Investment in Real Estate

A way to measure how much profit you make compared to what you put in. In real estate, it usually means comparing the money you earn from rent or resale to the total cost of buying, fixing, and holding the property.

Cash Flow – Rental Property Income

The money left over each month after rent is collected and all expenses are paid. Positive cash flow means your property generates income instead of costing you money.

Cap Rate – Real Estate Capitalization Rate

A simple formula investors use to measure returns. It compares a property’s annual net income to its purchase price to help judge if a deal is strong.

Equity – Property Ownership Value

The difference between a property’s market value and what is owed on it. Equity grows as loans are paid down and as property values increase.

Appreciation – Property Value Growth

The increase in a property’s value over time. Markets like Central Florida often see appreciation from population growth and demand.

Leverage – Using Financing in Real Estate

Using borrowed money such as a mortgage or private funding to buy property. Leverage allows investors to control more real estate with less cash up front.

Cash on Cash Return

A calculation that compares the annual cash flow from a property to the actual cash invested. Helpful for seeing the true return on your down payment.

Net Operating Income (NOI)

The income a property generates after subtracting operating expenses but before loan payments. Key for analyzing rental properties.

Appraisal

A professional estimate of a property’s value, often required by lenders. Appraisals help confirm you are paying a fair price.
